Acesite (Phils.) Hotel Corporation has put the redevelopment of the Waterfront Manila Hotel & Casino on pause, citing escalating expenses and uncertain tourism outlooks, as reported in their filing to the Philippine Stock Exchange. This property, once known as the Manila Pavilion Hotel, was severely damaged in a devastating fire in March 2018, which resulted in fatalities and significant structural damage.

Surging Costs Exceed Estimates

The revised cost estimate for the reconstruction now stands at PHP3.6 billion ($58.5 million), significantly higher than initial projections due to increased material, labor, and fuel expenses. These factors have pushed costs beyond what insurance payouts could cover, compelling the company to reassess its strategy.

Impact of Weak Tourism and Gaming Market

Efforts to restart construction are also delayed by a stagnant local market, unable to attract enough foreign visitors, alongside expanding online gaming options and reluctance from Chinese tour operators. Such dynamics have prompted management to adopt a cautious investment stance, with plans to resume in 2028 when market conditions are expected to stabilize.

Financial Preparations for Future Work

To prepare for future development, the company has allocated PHP764 million ($12.4 million) from retained earnings. This sum aims to ensure the structure remains safe until conditions allow for reconstruction, supporting financial health in the interim.
